About Southwood House Farm

If you’re after a large house for an upcoming gathering, Southwood House Farm will more than suffice. Not only does it have seven large bedrooms, each room nods to its 18th-century character. Period fireplaces, dark wooden floorboards and exposed beams have been preserved, while fine furnishings have been added to create a comfortable holiday home with hints of luxury. The house sits in a former farmyard flanked by a range of historic buildings and views over open farmland of the Calke estate. 

Within easy reach of Calke Abbey and conveniently located close to East Midlands Airport, you can take advantage of the cottage's unique position and explore this beautiful building before the other visitors arrive. Later, discover some of the beautiful villages that surround the abbey and maybe stop for a drink or grab something to eat in one of the local pubs.

The nearby Georgian market town of Melbourne is less than a 10 minute drive from the cottage. Here you’ll find a wealth of tea rooms, pubs and restaurants. For walks in the Peak District, you can reach the southern end in less than an hour’s drive.

Layout

Ground floor layout

Entrance into kitchen, utility room with lavatory, dining room, two bedrooms (1 double with 5' bed and en-suite wet room and 1 twin), two sitting rooms (main sitting room with open fire).

First floor layout

Three bedrooms (2 doubles with 5' beds and 1 twin) and two bathrooms.

Second floor layout

Second floor: two twin bedrooms and large landing area.

More information

Location: Within easy reach of Calke Abbey and conveniently located close to East Midlands Airport, you can take advantage of the cottage's unique position to explore this beautiful building. Later, discover some of the beautiful villages that surround the abbey and maybe stop for a drink or grab something to eat in one of the local pubs, including the micro-brewery within walking distance of Southwood House Farm.

Heating: oil central heating included. 

Parking: parking available for five cars at the front of the house.

Garden: large informal lawn area to the rear with a stream at the bottom of the garden. 

Utilities: The washing machine and tumble dryer is a combined washer/dryer.

Children: there are some external steps to the farm buildings, parents are advised to keep children away from them, there is no access to the farm buildings.
