About Emley Farmhouse

Escape the city in this charming rural retreat, based on the fringes of the South Downs. The Grade II listed farmhouse and the surrounding buildings have remained largely unaltered since the 19th-century and retain a unique country charm. Remnants of its past can be found in each room from the low beamed ceilings and inglenook fireplaces to the latticed windows and even an internal well.

You’ll be surrounded by the Surrey Hills, with lots of countryside walks nearby. You could walk to Hindhead Commons and the Devil’s Punch Bowl or drive there in 10 minutes. This is perfect walking country with footpaths leading through shady woods or across open heathland with grazing cattle and wild ponies.

Other attractions nearby include Winkworth Arboretum, which is just a 20-25-minute drive from the cottage. Further into the South Downs, you’ll find the 17th-century country house, Petworth, a 35-40-minute drive away.

Layout

Ground floor layout

Kitchen with breakfast, leading to a morning room and the bake room beyond with glass topped feature well. Two large sitting rooms and a dining room, all with wood-burning stoves. Utility room and cloakroom with WC and wash basin.

First floor layout

Five bedrooms (two doubles with 5' beds and three twins), two shower rooms and one bathroom with handset mixer tap attachments.

More information

Access: There are uneven floors throughout the cottage with some low beams. There are wooden raised steps into each room.

Cottage approach: The track to the cottage is uneven and unlit and is used by local farmers. Caution will need to be taken for low slung vehicles or at time of bad weather.

Induction Hob: Please be aware that there is an induction hob at this cottage. Guests with pacemakers are advised to check with their doctor to ensure there will be no interference with their pacemaker. Guests with pacemakers are also advised to keep a distance of at least 60cm (2ft) from the hob when cooking.

Garden: The side and rear gardens are laid to lawn with some seating. There is also a large meadow to the rear. None of areas are fully enclosed.

Heating: The heating is LPG.

Parking: There is parking just beyond the cottage for about six cars. You can park up outside the cottage gate to load and offload before moving the car to the parking area.

*WiFi: Limited Wi Fi, which is supported by BT, is available free of charge to guests to parts of the ground floor at this cottage. Please note that intermittent connection problems can sometimes occur and should not be relied upon.

Offers: Guests will benefit from a late Sunday checkout of 4pm at this cottage

Please note: The buildings surrounding the farmhouse must not be entered or climbed on.

The Aga will be switched off from 1 May until 30 September.
