About Custom House

A bright and contemporary newly-converted cottage right at the water’s edge on Brownsea Island.

Newly converted Custom House is one a row of cottages located in a stunning spot on Brownsea Island. Right at the water’s edge, the cottage has the sea lapping near the front door. Inside the single-story house you’ll find a bright and modern space with contemporary furnishings. 

After all the visitors go home make the most of having your very own island. Wander through woodland, explore the heathland and discover Brownsea Island’s magical lagoon. As a guest you’re exclusively invited to Brownsea Castle where you can wine and dine in the grand Tudor fortress.  

Take a ferry to the Isle of Purbeck and discover a unique landscape with habitats ranging from dunes to sandy beaches, sheer cliffs sheer cliffs to centuries old ruins.

Access: If you would like a copy of the access statement for this cottage please call the team on 0344 800 2070.

Group bookings: Custom House has an interconnecting door to Agent's House which sleeps an additional six. These cottages can be booked together.

Heating: Eco electric radiators included.
 
Parking: parking for one car on the quay on the mainland, the cottage is accessed by ferry. 
 
Garden; There is flat hard standing area outside the front of the cottage with a set of patio furniture.
 
Offers: Guests will benefit from a late Sunday checkout of 4pm at this cottage

Utilities/Electricals: The washing and tumble dryer is a combined washer dryer.

Bicycles: We are sorry but no bicycles are allowed on the island.

Please note: Normal arrival time to the island is between 2.00pm and 4.30pm boats run from Sandbanks Jetty BH13 7QJ. If arriving later than this please contact the Property Office on 01202 707744 (by 1.30pm on the day of your arrival) to arrange a boat to the island and key collection. The boat service does not run on 25, 26 Dec and 01 Jan.

During the summer season (Mar - Oct) boats also run from Poole Quay. If you wish to come to Brownsea Island from Poole Quay please call the Property Office to arrange boat passes at least 4 days in advance of your arrival. 

There is an island evening boat service to Sandbanks, full boat booking details will be given to you on arrival. The boat service does not run on 25, 26 Dec and 01 Jan.
 
Offers: Free entry for cottage guests into the Dorset Wildlife Trust reserve on Brownsea Island.

Cottage guests can gain access to the Castle Bar, open between 11.00-23.00 from March to October. A lunch time bar menu is available between 12.30-14.00 and must be prebooked the day before. Full details can be find in your cottage welcome folder.

About the Acorn rating

We have applied a 1-5 Acorn rating to each cottage to be used only as a guide that covers location, style of interior and facilities you may be looking for. The range runs from 1 Acorn at a more basic level through to 5 Acorns at the highest level. Cottage pricing is not judged on the Acorn rating alone and as all our cottages are of an individual nature we recommend that all factors are considered when making your choice.

1 Acorn: simple living accommodation with basic furniture and fixtures fit for purpose, safe and clean. Running water and a WC are provided. There could be some limitations to heating and washing facilities (details of these will be stated clearly on the cottage's webpage). Bedding, linen and towels are supplied (with a few exceptions, which is again clearly stated). Facilities for basic catering and living are provided. Generally a 1 acorn cottage does not have wifi. Examples of a 1 acorn offer include Cartref, Wales and Rosedene, Worcestershire.

2 Acorn: a mid-quality range of furniture and fittings. Bathroom facilities are basic or there may be a high sleeps to bathroom ratio depending on the size of the cottage. Very few 2 acorn cottages have wifi and, similar to a 1 Acorn cottage, the kitchen white goods and washing facilities are basic in their offer. All 2 (and higher) Acorn cottages supply bedding, linen and towels. Examples of a 2 acorn offer include Engine Cottage, Cornwall and High Hallgarth, Cumbria.

3 Acorn: a good, standard offer. Generally it is correctly proportioned for the number of guests but could have a few compromises, for example a small sized kitchen, or a lower bathroom to guest ratio. The variety of white goods available will be better than a 2 Acorn cottage. Examples of a 3 acorn cottage include the Mustard Pot Cottage, Norfolk and Rose Cottage, Isle of Wight.

4 Acorn: these cottage have more premium furniture, fittings and lighting. Additionally it is likely to have added comfort extras. The ratio of bathrooms to guests will be higher, and the bathrooms would be more likely to have separate and spacious showers as opposed to over bath showers. Examples of a 4 Acorn offer include Portland House, Dorset and Stepper View, Cornwall.

5 Acorn: a luxury accommodation offer with very few limiting factors. It is well-equipped and has spacious facilities throughout the cottage. This is the highest offer available. The furniture is of high standard, and has real comfort for modern living. Examples of a 5 Acorn cottage include The Old Rectory, South Wales and West Gate Lodge, Yorkshire.
