About The Boot Room
Explore the dramatic moorland and beaches of Yorkshire from this rustic cottage on Fountains Estate.In the far corner of Studley Royal deer park, The Boot Room is our newest hideaway. Once used as part of an outbuilding by the estate gamekeepers, it has been converted into a compact holiday cottage. Inside, the cottage has been designed for practical comfort with a basic kitchen, bedroom and bathroom. Its location on Fountains Estate makes it the perfect base for two people on a walking break. The Boot Room can also be booked with the adjoining Whitefields Cottage.
Enjoy free access to wander across the 700 acres of the busy Studley Royal deer park from the doorstep. Staying here really gives you the opportunity to experience life in a working deer park. You’ll also have the privilege of your own key to experience the atmospheric ruins of Fountains Abbey and the beautiful water gardens of this World Heritage Site when our day visitors have left.
A 10-minute drive from the cottage takes you Ripon town centre where you’ll find plenty of independent shops, restaurants and pubs. If you want to go further afield, it’s about an hour’s drive into the windswept wilds of the Yorkshire Dales, where there are trails to suit every type of walker. Or you could head to the sandy beaches at Whitby and Robin Hood’s Bay.

Ground floor
Enter the kitchen through the glass windowed stable door. On the right is a doorway to a double bedroom with a small seating area and en-suite shower room.
Notes for guests
Access: The accessibility guide is for guidance only. For up to date photos, please see the images on the webpage.
Heating: Calor gas heating throughout the cottage.
Parking: There is ample parking space for 4-6 vehicles in an area just below Whitefields Cottage garden, approximately 150m away from the cottage.
Garden: There is a small cobbled yard with enough seating for two people. The area is used by members of staff to access their accommodation over some periods of the year.
Offers: Holiday cottage guests have free access to Fountains Abbey and Studley Royal Estate during opening hours and after hours until dusk once the public have gone home. This is with the exception of Fridays in November, December and January when the estate is closed on Fridays.
Guests will benefit from a late Sunday (only) checkout at 12 noon
Cooking: There is a microwave and a Baby Belling (small oven with 2 hobs) for guests to cook with.
Please note: The cottage backs onto the B6265 main road.
